We Strengthen Your Tax Base Without Touching Your Budget

Let Us Bring In More Revenue To Help Keep Your Town Fiscally Sound

What We Do

Our firm helps municipalities bring in more revenue which would otherwise be lost. We generate more revenue by filing reverse tax appeals. The assessor is not permitted to just raise the assessment because that would be illegal spot assessment.

We review your tax rolls. If we find properties we believe are substantially under-assessed, we send you our recommendations to appeal. With our optional “no risk” contingency fee, you pay nothing unless we obtain an increased assessment. At Blau & Blau, we believe that everyone should pay their fair share- and when municipalities lose out on income, so does the community.

The selection of an attorney is an important decision. Before making your choice, you should give the matter careful thought. If you find this brochure to be inaccurate or misleading, you may contact the Committee on Attorney Advertising. Hughes Justice Complex CN 037, Trenton, NJ 08625

Reverse Property Tax Appeals

A little known but long established principal allows municipalities to contest property tax assessments that may be erroneous

Everyone knows that a property owner has the right to file a property tax appeal to the county board of taxation or the New Jersey Tax Court. Very few know that the same statue that gives the property owner the right to contest an assessor’s opinion of value gives the same right to the municipality.

The Appellate Division has noted that the statute, N.JS.A. 54: 3-21, “clearly and unequivocally accords both the taxpayer and the taxing district an independent right to appeal from a property tax assessment’.
